I got accepted into a Physician Assistant Program for Undergraduate. I know that they make about 80-100k if I go into surgery. I would be 23 when I get my BS and Masters in Physician Assistant. I am thinking of saving money for two years and buy a two family house in my area for about 500-600k, since two family houses are expensive and get money off the rent when I am 25. Then I would use my previous house which my parents would give to me and convert this to a two family house and make a profit since the rent income would be higher than the mortgage(this is for the first house). But I am actually wondering more about buying my second house. I want to gain lots of money off the rent from my two houses so that I could buy a luxurious one family house when I turn about 32 after saving lots of money and then living a nice life. What do you think? Please give me any advice. Remember, I really want to use real estate as a big asset to me. Thanks.

first,, you have a good plan,,second ,, you need better advice than your going to get in here ,,set down with your bank and ask the same question of their financial advisers ,,they are the ones that will be handling the money for you

call your student loan provider, these checks usually start coming about 4 -5 weeks after the term starts.

I just recenlty opened a bank account. I will be recieving my financal aid money by check in the mail. Does anyone know if I deposit this check once I recieve it would there be a hold time or is it avaliable right away since it is a goverment check?

It is probably like any other check which means you can either get paid in cash on the spot, ask for however much money you want from the check and deposit the leftover, or deposit the entire check in which case the money will be in your account the next business day.

Basically I have to create a 5 – 6 financial plan on how to use $ 50 000 of money I inherited as a beneficiary. Any ideas on how to start and what this financial plan may consist of?

Hi,

I would say that there are typically 4 components to a good financial plan. Really, they’re all personal finance basics, just put together in one document.

1. Assessment of debt and a plan to tackle it
2. Assessment of income and a plan to budget to manage cashflow
3. Assessment of insurances, especially life, and a solution that meets needs and fits budget
4. Assessment of investments (no point going here if the first three aren’t in order) and implementation of a program that looks at the person’s risk tolerance and time frame.

I found one of our old articles that talks about managing auto insurance and how our writer had a close call.

Above article provides some basic information on raising your credit score.

Personal financial advice is hard because it has to be tailor made for you. To make it simple, do the following:

1. Build an emergency fund worth 3-9 months of your monthly income (based on age, income, etc).
2. Contribute to a 401(k), IRA or some sort of retirement vehicle on a regular basis (10% or more of income is a general rule of thumb if you start prior to your mid 30s).
3. Reduce expenses that are not “needs” if you have a hard time doing steps 1 and 2 (Ex. I have a $ 3.49 coffee everyday at work in the morning and a $ 1.07 iced tea each afternoon. If I stopped those expenses I could save nearly $ 5 each working day which would be ~100 dollars in a month).

If you are saving money regularly, feel free to spend some. For instance I use ~60% of my monthly post tax income and save the other 40%. When I am banking 40% each month I can afford to spend money on the “wants”.

My parents are in a bit of financial trouble. The problem is not their income. It really comes down to the fact that they don’t have a basic grasp on how to manage money. Any money they make, they spend on something. They won’t take advice from me, because I’m “just their kid.”

So I was wondering if there were any books out there that anyone might know if that talks about things like:

Paying yourself first
How to set up a budget
How to change your thinking about spending
How to get out of that “spend every extra dime you have” mentality…
Etc.

It needs to be a fairly simple read, because neither of them “has time to read.”

Financial aid depends on your current income situation. The government grants new funds every semester as far as I am concerned but again it depends on your financial situation.

Maybe you should consider saving the money in case financial aid is short next time and you might have to pay with money out of your pockets. Just keep it as a safety net if you know what I mean.

In the other hand. It’s also good to have your car always up and running because you don’t want to miss class because it broke down on you due to maintenance lol.
